Less than two hours from Portland and the Portland International Airport, two hours from Bend, and 1 ½ hours from Redmond International airport, one never has to go over a mountain pass to get here. With a small plane, one can land two miles away at the Pine Hollow airport with its 2,400-foot runway.

Location
Five Arrows is surrounded on two sides by over one million acres of White River Wildlife Area and Mount Hood National Forest and is situated in the scenic Tygh Valley area of Central Oregon at the foothills to the Cascade Mountain range. The Tygh Valley area and Wasco County in general is a blend of agricultural farms and ranches, small towns, and high-desert recreation, being only 15 minutes from the famed Deschutes River and White River. The property is located less than two hours from downtown Portland and Bend and 1 ½ hours from the Redmond Airport and Portland International Airport. The Redmond Airport has multiple daily flights from Portland, San Francisco, Los Angeles, Seattle, Salt Lake City, and Denver. Carriers include Alaska Airlines, Delta, American, and United. Bend, with a population of 90,000, is the cultural hub of Central Oregon. The FBO in Bend, Leading Edge Jet Center, is only 2 hours from Five Arrows. Pine Hollow airport, with a 2,400 ft. runway, is two miles from the property.

Wamic, Oregon with a population of 85 and part of the Tygh Valley and Maupin regional area, is located in the heart of mountain lakes, rivers, rolling farmland, and mountain peaks and is known its laid-back communities with access to world-renowned outdoor activities. Two minutes away from Five Arrows is the 240 –acre Pine Hollow Reservoir that allows one to boat, water ski, wakeboard, fish, and SUP. The famed Deschutes River, known throughout the United States as an incredible tailwater trout and steelhead fishery, is located only 15 minutes from the property. White water rafting just outside the town of Maupin on the Deschutes is a popular summer pastime, and the town of Maupin has several restaurants and bars for a night out on the town.

Structures and Improvements
The Main Lodge – This impeccable seven bedroom, five bath 6,147 square foot lodge-style home was completed in 2002 and designed specifically for large family gatherings and multiple generations under one roof. No space is wasted in the layout of the lodge across three floors of living. The main entrance to the lodge is grand with large timbers sheltering a seating area that can accommodate the entire family. Upon entering the lodge, you have an area to shed all of your gear and enter directly into the great room and kitchen. On your way, you walk right past the wine cellar and bar room to pick up everything you need to make the perfect drink and relax. The main floor contains the master bedroom, and office, incredible entry-way with views through to the great room anchored by a two-story wall of windows on one side and a floor to ceiling river rock fireplace that is tied together with soaring, large support timbers above. The wall of windows looks out onto the back deck and meadows, forest, and mountains beyond. The open floor plan leads to a dining room facing out on the meadows and the kitchen takes in the south-side aspect and light and is well-appointed and offers amenities for entertaining large gatherings, including a five burner island gas cooktop, double oven, and gathering area. Off of the kitchen is a south-facing screened-in porch to relax on those summer evenings. The top floor is open to the great room below and with views out to the meadow. The area contains a central living room and gathering area with two identical bedrooms off of each end. Each bedroom contains a porch overlooking the land and mountains and two en suite bathrooms, each shared between each pair of bedrooms. A large patio is located off of the living room and overtop of the two car garage where you can sit and relax and listen to Threemile Creek as it course through the property. The daylight basement contains two bedrooms, an office, a gym room, and a billiard room that looks out onto the meadows below and a patio with a porch swing.

Not to be outdone, the exterior of the home transitions seamlessly from the interior. Landscaping around the lodge leads out to the fire pit and down to the trout-filled pond and boat house to fish, paddleboard, or cool off in the summers or ice skate in the winters, allowing one to enjoy the property throughout the day and evening and in all seasons. A large grass yard affords games in the summer and winter and encourages family and guests to spend as much time outdoors as inside.

The Guest House – The guest house is an 800 square foot single story home with attached garage that has mostly been used as an office. If purchased, the new owners would likely want to improve the layout and customize it to their liking, or if used for a short-term rental, they would design or expand the layout for the best return on investment.

Boat House – Need a place to store all of your water toys? Five Arrows has you covered. Adjacent to the pond is a powered boat house and small area for cooking, changing, and spending the day or evening down by the pond with area to store all of your gear. A new owner could greatly expand this area with additional decking or rooms to make it challenging to get the family to head back to the lodge at the end of the day.

Outbuildings/Equipment storage – Adjacent to the main lodge is an equipment shed to keep tools and farm equipment, and irrigation equipment, when needed, as well as housing for the propane tank that services the main lodge.

Income
Five Arrows is currently enrolled in the Conservation Reserve Program (CRP) and generates a modicum of revenue for the property per year. The contract ends in 2021. There are over 54 acres of water rights appurtenant to the two parcels and delivered by the Badger Improvement District and Round Prairie Improvement District. Annual assessment fees are $500 and the property is irrigated with fixed buried mainline throughout the property with risers spaced throughout. Hand lines on the property can be moved to irrigate the property. One could lease the acreage out to a local farmer or use the irrigated ground to create upland bird habitat or attract waterfowl.

With the increased interest in short-term vacation rentals, this property affords an incoming owner with multiple options. The small guest house would make a perfect weekend getaway for a couple or small family, the lodge could be also rented for larger family gatherings, corporate retreats, or retreats.

Recreation and Lifestyle
The Wamic and Tygh Valley area is a recreationist’s playground. With 300 days of sunshine a year, there is a lot to do outside.

Fly-fishing-The Maupin area may be one of the best locations in Oregon if you like to wet a line with a fly rod. Outside of the pond on your property, The White River and famed Lower Deschutes River, which is only 15 to 20 minutes from Five Arrows, affords one to chase wild Deschutes redband trout, summer-run steelhead and salmon. The Lower Deschutes is known for its prolific salmon fly, golden stone and caddis hatches. It also has some of the most aggressive steelhead that readily will chase a skated fly swung on the surface. If you prefer Stillwater fisheries, there are several high mountain lakes as well as Pine Hollow Reservoir and Rock Creek Reservoir within a short drive from the property.

Hiking and Mountain Biking – There are miles of hiking and biking trails accessed directly adjacent to the property in the White River Wildlife Area, in the foothills of the Cascades, and up into the alpine environments. State and Federal land is directly adjacent to the ranch.

Winter Sports – Being just east of the Cascade Mountain crest, Five Arrows is within one hour to several ski resorts including Timberline, Ski Bowl, and Mt. Hood Meadows, all within one hour from the property. You also have hundreds of miles of Forest Service Roads open to snowmobiling and cross country skiing directly from the property.

Water Sports – From whitewater rafting and kayaking on the Lower Deschutes and White Rivers, to rowing a drift boat down the famed Lower Deschutes, to Stand-Up Paddleboarding (SUP) and boating on Pine Hollow Reservoir, there is something for everyone.

Trail Riding- miles of trails await you right out the back gate of Five Arrows into the White River Wildlife Area and Mount Hood National Forest. While the property does not currently have any equestrian improvements, this would be permitted in the Exclusive Farm Use zoning as an accessory structure. With 54 acres irrigated on the property, an incoming owner would have plenty of pasture for feed.

Hunting- Located in the White River Big Game Controlled Hunt unit, the property receives two Land Owner Preference (LOP) doe deer tags and two cow elk tags each year. If you draw a tag for this unit, you can also hunt the White River Wildlife Area and Mount Hood National Forest for both sexes, depending on the tags drawn. The White River unit is famous for its large mule deer and there is an exclusive late-season rut hunt that takes years to draw, but would be a hunt of a lifetime. There is also descent upland bird hunting in the Mount Hood National Forest. Primary species include Blue grouse, Ruffed grouse, and, depending on elevation, California quail and mountain quail.
