All of the remaining acreage lies east of the Salt River and has nearly level terrain, slightly sloping to the north and west at an elevation of 5,800 feet. Approximately 76.9 acres are platted in the Double Eagle Ranch, Third Filing residential subdivision. There are a total of eight lots within the subdivision averaging 10 acres each, with the main home located on the largest tract of 34.7 acres. The remaining 7 lots have direct frontage on the Salt River, shared access to the national forest and dedicated building envelopes. All of these lots are included in this offer and have no improvements, giving an incoming owner the opportunity to further improve the ranch or abandon the plat for conservation easement value.

A private oxbow created on the Salt, designed by Stan Jarrell, and approved by state authorities, brings live water into a unique pond on the west side of the home. Large mature cottonwoods grace this area of the ranch providing a perfect and private setting for the main home’s location.

The remaining 114 acres are located within the town limits of Thayne and zoned Agriculture-Residential under the town of Thayne Zoning Ordinance. This was a recent purchase by the owner to protect the open feel of the ranch as well as to protect against the threat of future development. Ample water rights provide sufficient irrigation on this portion of the ranch, which is mainly used for grazing livestock and growing pasture grasses. A small stream with spring influences meanders through the western portion of this section of ground providing forage and cover for migratory waterfowl.
