The Two Rivers Ranch includes two properties 12 miles apart on two separate rivers, both tributaries to the famed Green River. This offering presents anglers with excellent and diverse opportunities to pursue large trout in habitat with abundant hatches over a long season.
The East Fork River Tract is located at the base of Fremont Butte, eight miles from Boulder, Wyoming. The ranch totals 597 deeded acres, including two miles of private access on the meandering East Fork River and ample irrigated grazing land. The East Fork River Ranch borders public BLM lands, providing thousands of acres to roam from the back gate. There is access to the Shoshone National Forest and the rugged Wind River Wilderness across the road.
The New Fork River Tract is located four miles from Boulder on the more prominent New Fork River, offering the landowner private wading and floating opportunities. The ranch totals 145.59 acres, with approximately 1.25 miles of river winding through the property. This land shares one mile of the public BLM land boundary.

Acreage
The East Fork Tract comprises 597 deeded acres, including riparian river habitat and grazing ground. Grazing rights have been leased to nearby ranchers in the past. The adjacent neighbors to this tract include BLM land and the Three Ball Ranch, a large working cattle ranch homesteaded in 1897.
The New Fork Tract is comprised of 145.59 acres, which includes approximately 104 acres of riparian ground, with the remainder of the acreage being higher bench ground providing excellent views of the Wind River Mountain Range.

Improvements
The only improvements on the property are located on the East Fork Tract. Overlooking the picturesque East Fork River, the ranch improvements include the primary residence, a 2,000 single-story home built in 1990. It boasts a 600 sqft back deck overlooking the river, ponds, and Fremont Butte. The owner recently installed a rifle range for long distance shooting. The large 2,800 sqft shop and apartment was built in 2014, providing excellent storage and organization for all the tools and toys needed for ranch enjoyment. Finally, there is a historic barn and farm utility building dating back to 1910.

Location
Both properties are located in Sublette County and are close to Boulder, Wyoming. Proceeding another 15-minute drive down a well-maintained highway, the western community of Pinedale, Wyoming provides all needed amenities such as groceries, restaurants, ranch stores, and medical care. Jackson Hole is an one-hour and 45-minute drive from the furthest points of the properties, offering more amenities such as the gateway to Grand Teton National Park and the commercial Jackson Hole Airport. The Wenz Municipal Airport is 15 miles from the ranch and handles most private jets on its 8,900 ft runway.

Regional History
The entire area is rich in American history regarding the fur trade and mountain men. The first Rendezvous occurred in 1825, a gathering place for trappers to trade and sell furs. This event was held in Sublette County, named after William Sublette, a mountain man and trapper in the area from 1820 to 1840. The location of the Rendezvous moved each year. A total of six gatherings were held in this area between 1825 and 1840 near present-day Daniel, Wyoming, a 35‐minute drive from the ranch.
Each summer, during the second weekend of July, Pinedale celebrates with a parade and a reenactment of the Rendezvous with locals portraying mountain men and Native Americans. Much of this history can be enjoyed with a trip to the Museum of the Mountain Man in Pinedale.

The Area
The offerings are in Boulder, a small community with a gas station, convenience store, and restaurant and bar. Nearby, Pinedale is a friendly Western town providing amenities to a small ranching community that hosts many seasonal tourists. Pinedale’s downtown boardwalk has retail shops, restaurants, bars, banks, and motels. The vibrant resort community of Jackson Hole maintains its Western flare from its colorful past. It provides fine dining, art galleries, museums, cultural activities, shopping, and medical facilities seldom found outside major cosmopolitan communities.
Sublette County abounds with recreational opportunities such as fishing, hunting, golfing, rodeos, horseback riding, camping, hiking, climbing, biking, snow skiing, snowmobiling, snowshoeing, cross-country skiing, and ice fishing. Rendezvous Meadows Golf Course is located on the western edge of Pinedale. The Pine Ski Area is to the east, near Fremont Lake. It provides downhill skiing and many other winter activities. The Upper Green River area, a few miles north of the ranch, offers some of the best snowmobiling in Wyoming.
Each winter, a cross-country Sled Dog Race makes its way through Pinedale. Teams traverse the Continental Divide Snowmobile Trail, which connects the South Pass area of the Wind River Mountains with the Jackson Hole area. Teams come from all over the country to participate.
Numerous other activities take place year-round in Sublette County, such as the ice fishing derby, chili cook-off, barbecues, parades, sailing regattas, the county fair, rodeos, conservation events, and black-tie fundraisers. There is something for everyone in this area, and opportunities are unlimited.

Hunting and Wildlife
These offerings are home to mule deer and whitetail deer, elk, moose, and pronghorn antelope, as well as coyotes, red foxes, badgers, rabbits, eagles, hawks, sage grouse, and many other species that call the Rocky Mountains home. The mix of sagebrush, meadows, and riparian river bottoms provides an excellent habitat for all species. The rivers, ponds, and sloughs create a tremendous habitat for Canadian geese, several species of ducks, sandhill cranes, and many other species of birds.

Conservation Easement
Conservation Easement protects both of these properties in perpetuity due to their dynamic ecological and scenic attributes. Jackson Hole Land Trust holds the East Fork tract easement and has a 10-acre building envelope allowing for new construction. The NRCS Grasslands Reserve Program holds the New Fork Tract easement. This property has three building envelopes and an access road held out of the easement for future development.

Live Water
East Fork Tract offers private fishing on approximately two miles of the East Fork River as it meanders along the west boundary of the ranch. The headwaters are found high in the Wind River Mountains, where it flows generally westward towards its confluence with the New Fork River several miles downstream of the ranch. The East Fork is well known locally for producing sizeable brown trout and healthy populations of rainbow and cutthroat trout. Several springs are located along the river corridor and help supply a nutrient-rich environment to this scenic fishery. In addition to the river, two ponds provide ample fishing opportunities for beginner and advanced anglers alike. They are both stocked and aerated to enhance the ranch’s fishing experience and waterfowl habitat. The New Fork tract offers private wading and float fishing opportunities along the 1.25 miles of the New Fork River. This river is world-renowned for its big hatches and large trout. This property is ideally located halfway between the Airport put-in and the Boulder take-out, offering plentiful options to put in a boat and float down from the ranch or at the Airport and float down to the ranch. Meanwhile, by owning the land under the river, the landowner can hop out at any point to further explore the riffles and pools along the way. This is a different experience from the East Fork tract and rounds out the overall angling experience.

Nearby Live Water
The East Fork River and the New Fork River are tributaries to the famous Green River, which is easily accessed approximately 30 miles from the properties. This upper section of the Green offers fantastic public walk-in areas for wade fishing and miles of floating opportunities. Many anglers visiting the northwestern part of Wyoming list the Green River as the top fishing destination. In addition, the New Fork River is further accessible both upstream and downstream of the New Fork tract. This combination of the Green and New Fork Rivers rivals any river pairing in the country for limitless nearby fishing.
For hiking and equestrian adventures, the high mountain lakes of the Wind River Range (approximately 1,400 lakes) are excellent day or overnight trips to experience all the Winds have to offer. Several lakes and streams hold golden trout, a rare treat for the well-traveled angler. Other fishing opportunities in the area include the Hoback River, located one hour north, and the Snake River, an hour and a half north. In addition, Idaho’s famed rivers, including the South Fork of the Snake, Teton River, Fall River, Warm River, and Henry’s Fork, are approximately two hours away.
