Twist Creek Ranch

Listing Price: $1,200,000

Twist Creek Ranch is located 150 miles north of Salt Lake City, Utah and 120 miles south of Jackson Hole, Wyoming in Cokeville, Wyoming. Cokeville is a small, quiet town located in Lincoln County and offers modern day conveniences including a municipal airport. With a population of about 500 in the town and 15,000 in Lincoln County, the region is deep with Western history.

The ranch is comprised of approximately 660 acres, which are surrounded on three sides by public lands.  The majority of Twist Creek Ranch is held in rolling grass and sage lands and offers a commanding view of the Smith’s Fork River Valley.  These furrowed hills and pockets of quaking aspens provide world-class Mule deer habitat for the privileged sportsman.  Several premium homesites can be found in the lower elevations of the ranch with approximately 20 acres lying along the Smith’s Fork River.  Views of the Tunp Range can be seen to the east while the western landscape provides horizons of the Muddy Ridge Range.

A maintained road offers three-season access to the ranch, while year-round access is within one mile of the ranch boundary. The land has good grazing with well-established grass and improved spring with watering troughs. This is an ideal horse property.  Rolling hills lead to BLM, National Forest and Wyoming State Lands. Twist Creek Ranch provides quiet country living, privacy and immense mountain views in all directions.

The ranch offers fishing with 500 feet of the largely undiscovered Smith’s Fork River onsite and the Bear River nearby, famous for its Bonneville cutthroat trout. The Smith’s Fork of the Bear River flows out of the Bridger-Teton National Forest and empties into the Bear River just outside of Cokeville. With most of this river flowing through private property, an incoming land owner would have great access with little crowding.

The sage hillsides and quaking aspen groves are a haven for Mule deer that inhabit the ranch year round with huntable numbers present during the fall.   Elk move through the property during migration periods.

Twist Creek Ranch is a sportsman’s paradise offering endless recreational opportunities. With BLM lands and Bridger-Teton National Forest in the backyard, this is an ideal spot for snowmobiling, hiking, camping, fishing in the Smith’s Fork River, or hunting for big game.
