South Meadows Ranch
Listing Price:
$1,950,000
South Meadows Ranch is located 90 minutes southeast of Jackson Hole in Sublette County, Wyoming. The ranching community of Pinedale is a 25-minute drive northeast of the ranch and provides necessary conveniences and a family-friendly ski resort. The spectacular Wind River Mountain Range delivers thousands of National Forest acres north of Pinedale for hiking, camping, horseback riding and high-alpine fishing. The ranch is accessible year round from East Green River Road.
The Census Bureau data shows that Sublette County was the 5th fastest growing county among the more than 3,000 counties in the nation between 2006 and 2007. The county was also the second fastest growing county west of the Mississippi River, and the fastest growing county with a population under 19,000. Sublette County’s population grew by 9.4% between 2006 and 2007, according to new estimates released by the U.S. Census Bureau. The bureau now estimates Sublette County’s population to be 7,925 permanent residents as of July of 2007, up 684 residents from July of 2006.
Pinedale's airport is located six miles south of town and handles private jet traffic. The closest commercial airports are in Jackson Hole and Idaho Falls.
Big views and big water abound on South Meadows Ranch. From these 155 acres, the outline drawn by the Wind River Mountain Range is stunning against the western sky. The land consists of hay pastures and sagebrush that meet rolling hills leading to BLM land. It is not uncommon to spot wildlife moving up the sides of these rises. Mature stands of cottonwoods and willows line the winding Green River that flows through the ranch.
The ranch features approximately 1.25 miles of Wyoming's famous Green River, a remarkable amount of river frontage for this acreage. This stretch of the Green is noted for its long, smooth dry fly runs, gravel riffles and deep streamer pools which house the larger predatory brown trout. In many stretches on the ranch, the river braids provide additional channels and holding water. There is very little public fishing traffic as private land surrounds the river, and the nearest public boat launches are too far away in either direction for others to do day float trips. The buyer of South Meadows Ranch will be able to enjoy a 10-foot walking easement along a stretch of additional 2.25 miles of the Green.
The river corridor hosts a variety of wildlife and supports healthy populations of moose, Mule deer, antelope and fox. Bald eagles and osprey are also frequent visitors to the ranch. In response to hunting pressure pushing them out of the Bridger-Teton National Forest, elk have been known to work their way down the Cottonwood Creek corridor onto the ranch. Tucked-away sloughs are favorite loafing areas for large numbers of ducks throughout the summer and fall, until these areas freeze over in December. The Canada Geese migrate onto the ranch in large numbers in October to feed on the hay stubble in the pastures.
New roads and underground utilities run to South Meadows Ranch for more convenience to the incoming landowner.
Excellent water rights will transfer upon sale. Further documentation is available upon request.
