Puzzleface Ranch

Listing Price: $17,300,000

Situated in possibly the most coveted and visible location in the entire valley, this unique offering is five minutes from the famed Town Square of Jackson Hole. This picturesque ranch offers the splendor of dramatic Teton Mountain views with proximity to a world-class resort town. Downtown Jackson Hole provides first class fine dining, art galleries, museums, cultural activities, shopping and medical facilities. Puzzleface Ranch is 15 minutes from Teton Village. The Jackson Hole airport is 20 minutes away and offers commercial airline service to the valley through Delta, United, Northwest and American Airlines.

The Private Estate Parcels are two separately deeded lots of 5.35 acres and 5.65 acres respectively, and can be sold apart from the ranch, should one so desire. The Ridge Estate Parcels are secluded and the elevation provides each site with spectacular views in every direction. To the north are the majestic Tetons and the protected Walton Ranch, while the east and south provide excellent views of Puzzleface's vast and pristine meadow. The western view is one of the most sensational in the Jackson Hole valley: the Snake River Mountains and Tetons frame the skyline creating sites that are world-class while a tranquil wildlife pond and protected wooded area on Crane Creek Ranch add to the serene landscape. These unique parcels, while subject to a conservation easement, are allowed full building allocations per Teton County regulations. In addition to the two estate parcels, there is a third buildable homesite on the meadow portion of the Puzzleface Ranch.

The Puzzleface Ranch is comprised of approximately 214 acres of variable terrain ranging from sweeping pasture lands to an elevated ridge with unparalleled sight lines of the Tetons. A conservation easement in place (one of the oldest in Wyoming) and a smaller underlying open space easement ensure protection against future development on the land and maintain the delicate wetlands, which provide habitat to migrating waterfowl.

Puzzleface Ranch offers a unique opportunity to embrace the excitement of the western life, Jackson Hole-style. The ranch has historically run cattle and horses. Currently, Puzzleface is operating as a horse boarding facility with approximately 50 horses at any given time. The income from the boarding operation covers many of the basic ranch expenses.

The ranch operation runs smoothly year round due to the experienced and reliable crew who have been in place for almost 5 years. All equipment needed to run this efficient operation is already on-site. The operation can be tailored to a prospective owner's needs and requirements, i.e. the public boarding operation could be maintained, curtailed or eliminated. The incoming owner to Puzzleface Ranch has the option to be as hands-on or hands-off as desired since this is a turn-key operation with veteran ranch staff in place.

The Puzzleface Ranch features multiple corrals, barn with stalls, tack rooms, large arena and round pens. There are several residences currently utilized as manager and staff quarters; other improvements serve as office space for ranch operations.

The northern estate parcel includes the red cottage on the hill that can be delivered furnished so the owner can visit or stay on their ranch immediately while they plan their architectural masterpiece and/or family compound on the ridge above. Also on the ridge is a barn with horse stalls and small corral. This structure can be used as is, or it could be disassembled and the beautiful aged barn wood used for your new home.

The Snake River is accessible a quarter mile from the ranch entrance and offers exciting dry fly fishing for native Fine Spotted Snake River cutthroat trout. This convenient distance allows access to the river from the ranch by foot or by horseback.

A project is also being pursued to determine the feasibility of enhancing the current water features on the property and to add a fishing pond.

Many are drawn to this area for the sporting lifestyle and adventures that are plentiful in every direction. Recreational opportunities abound year long, such as hiking, camping, fly fishing, kayaking, mountain biking, hunting, wildlife photography, horseback riding, downhill skiing, snowshoeing and cross country skiing.

The Puzzleface Ranch is home to a diverse group of birds and mammals throughout the year. Red-tail hawks, red-winged black birds and blue birds can be seen sitting on the fence poles. In the fall, migrating Canada geese stop to graze in the pastures on their way to warmer climes. Magnificent Bald eagles are often seen soaring over the pastures while owl calls can be heard from the tall pines at night.

Elk and moose are often seen in the early morning out in the pastures while beaver's handiwork can be observed on the southern ridgeline where they like to "borrow" a few aspen saplings for their aquatic nests.

Located in the southeastern part of the ranch is its most well-known feature: an approximately 6.5-acre body of water historically called the "Swan Pond". The pond hosts a diverse group of waterfowl such as Trumpeter swans as well as many types of ducks including mallards, teal, gadwall and golden-eye. Ducks Unlimited considers Swan Pond to be one of the most significant wildlife migration resources in Wyoming. In 2002, the Nature Conservancy, Ducks Unlimited and Teton County Conservation District partnered with Puzzleface Ranch to undertake a project to enhance the pond and create a more appealing habitat for swans. This involved excavating and deepening the pond, building up the dike surrounding the pond, and creating a horse break so that the ranch's horse herd could drink from the pond and not break down the delicate sides of the pond. Special grasses also were planted that would attract swans and provide better forage for them.
